After spending years on the market without selling, this 75-acre vineyard property presented a distinct challenge. Vineyard properties had become a more specialized offering as buyer preferences shifted, and simply bringing the property back to market wasn't enough.

However, this property was WAY more than just a vineyard, with multiple buildings and spaces for living, entertaining and working. This property was truly an experience.


The Opportunity

The property had exceptional land and a strong Wine Country identity, but its previous time on the market meant we needed to completely reset the conversation. The goal was to generate fresh energy, bring the surrounding community into the story, and help buyers experience the property as more than a vineyard.

The Strategy

A Custom Story of the Land
We commissioned a professional graphic artist to hand-create a custom map of the 75-acre property, giving buyers a beautiful and tangible way to understand the land and its unique features and many spaces.

A Grand Opening Event, Not Just an Open House

We conceived the launch as an immersive celebration of the property and its Wine Country setting—bringing together exceptional local makers, artisans, and the surrounding community. A live DJ created an effortless backdrop as Limerick Lane Wines poured Zinfandel crafted from grapes grown on the property. Pergola Gate Olive Oil offered curated tastings, while beautifully presented charcuterie complemented the afternoon. At Poppies & Petals, guests were invited to participate in hands-on floral arrangement lessons, creating their own arrangements inspired by the landscape.

Rather than a traditional open house, the event became a thoughtful expression of the property’s sense of place—an opportunity for guests to experience not only the land, but the food, craftsmanship, and community that define this corner of Sonoma County.

Community Engagement
Invitations were extended throughout the surrounding community, creating a sense of anticipation and turning the launch into a genuine local event—not simply a showing for prospective buyers.

The Result

The strategy completely changed the energy around a property that had previously spent years on the market.

The property went into contract within three weeks and ultimately sold for $2,995,000.
